POSITION TITLE: Chief Maintenance & Facilities Officer

DEPARTMENT: Operations

WORK DAYS: 240

REPORTS TO: Superintendent or Designee

PAY SCALE: Salary Set Annually

REQUIREMENTS:
Educational Level:

Bachelor’s required Master’s degree or higher, preferably in Business Administration, Education, or Educational Leadership.
Certification/License Required:

Must hold, or be eligible to hold, a Georgia support personnel license or teacher certification.
Experience:

Minimum of five years of experience with a school district, or public/private related service.
Demonstrated success in a leadership position.
Experience in facilities management, finance, school support services, and personnel management preferred.
Physical Activities:

While performing the duties of this job, the employee is frequently required to sit, walk, stand, and talk or hear. Specific vision abilities required by this job include close vision and distance vision. Minimal travel is required.
Knowledge, Skills, & Abilities:

Business and accounting experience, or strong math skills including the ability to create and work within a budget.
Considerable knowledge of the principles of supervision, organization, and administration.
Possession of excellent interpersonal and communication skills; both written and verbal.
Understand trends and develop solutions for unforeseen challenges.
Knowledge of relevant software.
Ability to make essential decisions quickly.
The Board of Education and the Superintendent may accept alternatives to some of the above requirements.

ESSENTIAL DUTIES:
Carry out the district’s exemplary customer service vision that improves student outcomes.
Provide leadership for the department creating a culture and climate of excellence.
Serves as liaison agent between the Central Office and schools concerning the general operation of the schools.
Oversee all aspects of RCS facilities including Barron Stadium.
Examines school buildings regularly for needed repairs and maintenance.
Establishes and recommends priorities on repair projects.
Estimates the cost of repair projects in terms of labor, material, and overhead.
Assigns and supervises crews of craftspeople for maintenance work such as replacing worn or defective wiring, switches, faucets, plumbing fixtures, repairing fencing, asphalt, concrete, ceilings, and the like.
Lays out and inspects work, and assists crew members.
Develops a system for dealing with emergency repair problems with efficiency.
Prepares reports on costs of work done, materials used, and labor expended.
Orders materials as needed, and makes recommendations of supplies and equipment for purchase.
Assigns work orders, and checks drawings and plans.
Consults with the building principals regarding the establishment of regular preventive maintenance programs.
Maintains personnel and other records as required.
Recruits, screens, recommends for hiring, and coordinates the training of all craftspeople necessary to the maintenance program.
Advises on the hiring of contractors to perform certain maintenance or repair services.
Organize a plan to maintain and care for school buildings and school grounds including a plumbing plan.
Organize a plan to make sure all work orders are completed promptly.
Promotes good relations and displays a positive image with all stakeholders.
Takes proper care and maintains vehicles, all tools, and equipment necessary to perform the responsibilities of the position as well as to ensure maximum usage.
Organize a plan to initiate and complete assigned projects in a timely and accurate manner.
Responsible for assisting in times of critical emergencies to keep the school a safe and efficient learning environment.
Transfers/moves equipment, furniture, materials, and/or boxes as needed.
Works on the goals and objectives listed on the previous performance evaluation form if areas of improvement are noted.
Supervise and monitor procurement processes.
Monitor any ongoing developments of procedures for procurement.
Seek relevant justifications for requests.
Ensure policy and regulations are followed by staff and administrators.
Research procedures currently employed by other systems.
Periodically review the Purchase Order system and procedure manual.
Monitor laws and regulations affecting these areas to implement necessary changes.
Communicate with the Maintenance department to set priorities for the district.
Monitor contractors to assess worth and cost.
Monitor the needs of schools to determine physical plant needs and changes.
Evaluate requests for changes in the plant.
Ensure expenditures are appropriate and necessary.
Supervise and monitor school safety.
Promote safety across all district facilities.
Collaborate with community organizations and district departments to develop proactive plans.
